The monthly cost of living at The Timbers at Harris Ranch is your apartment’s base rent plus $110.75 in listed required monthly charges, variable utility costs, and any applicable pet rent or optional parking and storage you select. You should also budget separately for application fees, an administrative fee, a refundable security deposit, and other applicable move-in charges.
At The Timbers at Harris Ranch, we want you to feel confident about the cost of your next home. We’ve put together this guide to help you understand your monthly expenses, explore optional extras, and prepare for move-in.
How much is base rent at The Timbers at Harris Ranch?
Base rent is the monthly rental charge for your apartment before additional fees and utilities. We offer studio, one-, two-, and three-bedroom floor plans. Your exact rent depends on the apartment and the pricing available when you select your home.
Visit our floor plans and availability page to compare available apartments and current pricing.
Check whether the price you’re viewing is labeled “Base Rent” or “Total Monthly Price.” Our website’s Total Monthly Price includes base rent, mandatory monthly fees, and any user-selected optional fees. Variable utilities and charges due at move-in or move-out are excluded. If you start with the Total Monthly Price, do not add the same included fees again.
What required monthly charges should I budget for?
Our community fee schedule lists three fixed, required monthly charges:
- Utility billing administration fee: $6.00.
- Renters liability insurance: $14.75.
- Tech package: $90.00.
- Total fixed required monthly charges: $110.75.
These charges are separate from base rent. Water, sewer, trash, and electricity are also required expenses, but they are not included in the $110.75 total.
Contact our leasing office, and we can walk you through what our tech package includes and how the listed renters liability insurance charge applies to your lease.
Are utilities included in rent?
Utilities are separate expenses at The Timbers at Harris Ranch. Our fee schedule lists water, sewer, trash, and electricity as required monthly costs.
- Water: Billed monthly through RUBS.
- Sewer: Billed monthly through RUBS.
- Trash: Billed monthly through RUBS.
- Electricity: Provided through Idaho Power.
These utility costs vary and are not listed as fixed dollar amounts in our fee schedule. Contact our leasing office, and we can walk you through how RUBS works and share any available estimates for the apartment you’re considering. Electricity should be budgeted separately through Idaho Power.
There is also a $14 utility setup charge and a separate $14 utility move-out charge. These are one-time charges at the respective stages of your residency, in addition to the $6 monthly utility billing administration fee.
How much does optional parking cost?
Our fee schedule lists the following optional parking choices:
- Carport: $40.
- Podium parking: $100.
- Private garage: $150–$175.
Add the cost of your selected parking option to your monthly budget. Contact our leasing office, and we can help you explore available parking and confirm the price of your preferred option.
Optional storage is available at $20–$25 per month for each storage closet and $15–$20 per month for each bike storage option, subject to availability.
What does it cost to have a pet?
For pets subject to our community’s pet charges, budget for both a one-time fee and monthly pet rent:
- One pet: One-time pet fee: $400; Monthly pet rent: $50.
- Two pets: One-time pet fee: $600 total; Monthly pet rent: $100 total.
Monthly pet rent is $50 per pet. These amounts are separate from your apartment’s base rent and other monthly charges.
Our fee schedule identifies these pet charges as applying to non-ESA pets. Contact our leasing office, and we can help you with questions about assistance-animal accommodations and applicable exemptions before you add pet charges to your estimate.
What upfront costs should I expect before moving in?
Your initial budget should account for the following application and move-in items:
- Application fee: Amount: $26.50 per person age 18 or older; When it applies: One time, per adult applicant.
- Administrative fee: Amount: $200 per household; When it applies: Due upon approval.
- Refundable security deposit: Amount: $500 per household; When it applies: Due at move-in.
- Refundable conditional approval amount: Amount: Up to 1.5 times monthly rent; When it applies: Due at move-in if required based on approval.
- Utility setup: Amount: $14; When it applies: One-time setup charge.
- Pet fee, if applicable: Amount: $400 for one pet or $600 for two; When it applies: One time.
For a household with one adult applicant, the application fee, administrative fee, standard security deposit, and utility setup charge total $740.50. For two adult applicants, those items total $767.00.
These are partial upfront estimates, not complete move-in quotes. They exclude rent due at move-in, any applicable prorated charges, pet fees, and any conditional approval amount. The $500 security deposit is included in these estimates as money you need upfront, even though it is listed as refundable.
If conditional approval applies, contact our leasing office and we can walk you through a written breakdown of your deposit and total move-in balance. We can also confirm your payment schedule and any prorations for your move-in date.
How can I estimate my total monthly cost?
Start with this formula:
Base rent + $110.75 in fixed required monthly charges + variable utilities + applicable pet rent + selected parking and storage = estimated monthly housing cost.
For example, using a hypothetical base rent of $2,000, here is how your budget could change:
- Base rent plus fixed required charges: $2,110.75.
- Base rent, fixed required charges, and one pet: $2,160.75.
- Base rent, fixed required charges, one pet, and one carport: $2,200.75.
The $2,000 base rent is an illustration, not an advertised rate or availability quote. Each subtotal excludes water, sewer, trash, electricity, and one-time charges. Use the actual base rent for your selected apartment to calculate your own estimate.
Are there other fees I should know about?
Some charges apply only when a particular service or situation occurs. Our fee schedule includes clubhouse rental, apartment transfers, late or returned payments, notice service, lease buyout, legal or eviction-related charges, and utility vacant cost recovery.
These are not routine monthly charges for every resident. You can review our complete community fee guide and your lease for applicable amounts and conditions. If you’re considering transferring apartments or ending your lease early, contact our leasing office so we can walk you through the costs that may apply.
